This article explains how each of Density’s key metrics is calculated.
Occupancy: The number of people in a space.
- Peak Occupancy: The highest number of people in a space during the selected timeframe.
- Average Occupancy: The average number of people in a space during the selected timeframe, calculated by dividing the number of people per second over the total number of seconds.
Utilization: The number of people in a space relative to the space’s capacity.
- Peak Utilization: The highest number of people in a space during the selected timeframe divided by the capacity of the space.
- Average Utilization: The number of people each second divided by the capacity, averaged over the total number of seconds.
Time Used: The amount of time a space is occupied relative to the timeframe selected.
- % Time Used: The amount of time with an occupancy greater than zero, divided by the total amount of time selected.
Dwell Time: The amount of time a space is occupied during each use.
- Peak Dwell Time: The longest amount of time where occupancy was greater than zero over the selected timeframe.

Average Dwell Time: The total amount of time where occupancy was greater than zero divided by the number of times the occupancy was greater than zero.
- Avg Dwell Time = (total dwell time) / (# of dwell events)
Surplus: The number of spaces simultaneously vacant.
- Minimum Surplus: The minimum number of spaces that remain simultaneously vacant during the selected timeframe.
Time at Target Utilization: The amount of time a space is occupied for at target utilization, below target utilization, and above target utilization.
- Underutilized: The amount of time a space was underutilized for (x < 60% utilization).
- Optimal: The amount of time a space was used at target utilization for (60% < x < 100% utilization).
- Overutilized: The amount of time a space was overutilized for (> 100% utilization).
Busiest Day & Time: The hour of day or day of the week when peak occupancy occurred.
- Busiest Day of Week: the day on which peak occupancy occurred.
- Busiest Hour of Day: the hour at which peak occupancy occurred.
Performance (Open Area): The performance of a space relative to other spaces of the same function over the selected timeframe. Spaces are ranked highest to lowest based on the following calculation.

Rank Calculation (Open Area)
- For spaces with a capacity > 1: Rank = average utilization * % time used.
- For spaces with a capacity = 1: Rank = % time used.
- Performance Insights (Open Area): Insights triggers are based on average utilization and % time used as follows:
